GAF Fence Installation: The Fresno Owner’s Guide
GAF fence installation in Fresno typically runs $3,500 to $9,000 installed, depending on fence length, post depth, and whether we’re replacing an existing line or setting new footings. We carry GAF-compatible fence materials and install them on a written, fixed price before any work starts. Most Fresno homeowners discover the failure after a windstorm or a sprinkler season: a post tilts, a rail splits, or a gate drags against concrete that has shifted after a wet winter.
What surprises people is how often the fence itself is fine and the failure is underneath it. Fresno’s clay soil expands in winter and contracts through hundred-degree summers, which works posts loose over time even when the boards look untouched. We see this in Woodward Park, Fig Garden, and the Tower District, where established trees push root systems against post lines. A GAF fence panel is only as straight as the post holding it.
Graham Stein has written enough scopes of work in Fresno to know that a fence quote should not be a guess. We measure, we check the soil at each post location, and we write down the full price before anything comes off the truck.
Which GAF Models This Applies To

GAF makes several fence product lines, and the installation approach changes with the panel design. The most common in Fresno are the GAF vinyl privacy fence panels, which use a tongue-and-groove profile that locks each picket into the rail. Some older GAF lines used a bracket-and-screw system instead, and those brackets are the first thing to check when a panel rattles.
The compatibility detail that matters: GAF vinyl privacy panels are not universal across generations. The rail profile changed between older and current production runs, which means a replacement panel from one line will not seat correctly into the rails of another. If you have the original purchase paperwork, the panel model is stamped on the top rail inside edge. If you do not have paperwork, we measure the rail slot width and the picket thickness on site and match from there.
We install genuine GAF panels where they are current production. Where an older GAF line has been discontinued, we offer a quality aftermarket equivalent that matches the rail profile and the color, and we show you the sample against your existing fence before we order. Elmstead Remodeling Fresno is an independent service provider and not affiliated with GAF, but we carry their current product line because the warranty language is clear and the material holds up in Central Valley UV.

Signs Your GAF Fence Installation Is Failing
- Posts leaning at the base, not at the top. This means the footing has loosened in Fresno’s clay, not that the post snapped. You can usually see a hairline soil gap around the concrete collar after a dry stretch.
- Panels that chatter in the wind. The pickets have come out of the rail channel, which happens when the rail brackets loosen or the rail itself has sagged. Left alone, a dropped picket pulls the neighbors with it.
- Gate dragging or not latching without a lift. The hinge side post has shifted, not the gate. Swapping the hinges to the other post side is a temporary fix; the post needs to be reset or replaced.
- White chalky residue or surface flaking on south-facing panels. That is UV degradation from Central Valley sun, and it means the panel’s outer cap layer is thinning. The panel can still function, but it becomes brittle and cracks under impact.
- Water line staining at the bottom rail. Sprinklers are hitting the fence on a timer, and the mineral deposits from Fresno’s hard water sit on the vinyl. It is cosmetic, but it tells us where the future rot risk is on any wood components behind the vinyl.

AfterReplacement Cost & What’s Included

Fresno GAF fence replacement pricing:
- Partial repair (a few posts, one panel, gate reset): $400 to $1,800
- Single-side run replacement (standard 40-60 foot lot line): $3,500 to $5,500
- Full fence replacement (multiple sides, custom gate, old fence removal): $6,000 to $9,000
What moves the number is post footing depth, the length of the run to the property line, and whether we are hand-digging around gas and irrigation lines or using a post auger in open soil. The price includes removing the old panels and posts, disposing of the debris, setting new posts in concrete below Fresno’s frost and shrink line, and installing the GAF panels to their spec. You get a written price before we start, and the work is covered by our 365-Day Done Right Promise. If the gate sags six months after we leave, we come back and make it right.
DIY or Call Us?
A homeowner can do a few useful checks before calling: photograph the panel rails from underneath to see if brackets are missing, test each post by pushing it at shoulder height, and mark the ones that move. That tells you whether the problem is one post or a full line.
Where DIY goes wrong is the post setting. In Fresno’s clay, a post set in a shallow hole with quick-set concrete will lean again within two seasons. Digging past tree roots in older neighborhoods with a hand auger is slow work, and hitting an irrigation line or a root-bound gas line is a real risk. If you are not sure where the utilities run, call before the shovel goes in. For the actual install, call (559) 540-8453 and we will come out, measure, and give you a written price.
FAQs

A properly installed GAF vinyl fence should last 20 to 30 years in Fresno, with the caveat that south-facing panels will show UV thinning earlier than shaded sides. The posts, properly set in concrete below the clay shrink line, typically outlast the panels.
Sometimes. If the post is straight and the concrete collar is intact, we can often re-set the footing by compacting new material around it. If the post is cracked or the concrete has separated from the post itself, replacement is the honest fix. Call (559) 540-8453 and we will tell you which one you have after looking at it.
For a single-side run, most jobs are done in one to two working days. A full multi-side replacement with old fence removal usually takes three to five days, including concrete cure time before the gates are hung.
We stock common GAF privacy panel sizes and rail brackets in the truck for repair jobs. For full runs or custom gate work, we order to the exact panel count after we measure, which keeps the price written and the job from stalling on a wrong-size order.
No. The written price we give before work starts is the price you pay unless you change the scope, and if you change the scope, we write the new number down before the crew does anything different. That is how Graham likes it: write it down before anything comes off the truck. Call (559) 540-8453 to set up a free estimate.
