CGI Roofing: The Fresno Owner’s Guide

CGI roofing panels and components in Fresno fail in predictable ways, and the fix usually runs $400 to $1,800 for a repair or $8,000 to $20,000 for a full replacement, depending on what the inspection turns up. We stock common CGI-compatible fasteners, closures, and flashing on the truck, and we can match panels for older CGI profiles. Most Fresno owners discover a problem the same way: a rust streak down the panel face, a drip in the patio overhang after a dry spell, or a panel that rattles in the wind when the Santa Ana gusts push through. If you’re seeing any of that, the part that failed is usually not the panel itself. It’s the fasteners, the closures, or the flashing where the roof meets a wall or valley.

We’re an independent service provider, not a CGI affiliate. Our approach is to identify the failed part, price the fix in writing before any work starts, and leave your roof in better shape than we found it.

Which CGI Models This Applies To

An open living space after a whole-home remodel

CGI makes several metal roofing profiles, and the part you need depends on which profile is on your roof. The most common in Fresno are the exposed-fastener corrugated panels (often called the “R Panel” or “CFR” family) and the standing-seam systems used on higher-end residential work. They are not interchangeable. A closure strip made for a 7/8-inch corrugated profile will not seal a 1-3/4-inch standing seam, and forcing it is how a small drip becomes a roof replacement.

Look at the raw edge of a panel at the eave or gable. Measure the rib height and the distance between ribs. That measurement, plus the gauge of the metal, is what we use to match the replacement part. CGI stamps a lot number on the underside of some panels, but on roofs that are ten years old or more, the stamp is often faded past reading. When that happens, the measurements do the talking.

OEM CGI parts are the safest match for a roof that’s still under warranty. For older roofs where the warranty has expired, quality aftermarket closures and fasteners from the same mills CGI sources from are usually fine. We will always tell you which one we’re quoting and why.

Signs Your CGI Roofing Is Failing

  • Rust streaks running down the panel face. This is almost always a fastener failure. The washer under the screw head breaks down in the Central Valley sun, water gets under the head, and the steel starts to rust. The panel may still be fine. The fastener is not.
  • A rattle or buzz in high wind. Fasteners back out over years of thermal expansion and contraction. Fresno’s summer heat cycles do this faster than coastal climates. The panel lifts a fraction of an inch and the wind gets under it.
  • Drips at the eave edge after a dry period. This points to degraded eave closures. The foam closure strips dry out and crumble, leaving a gap where wind-driven rain can push water back up under the panel.
  • Dark streaks or staining where the roof meets a wall or chimney. That’s the flashing failing. It’s often the first part to go because it carries the most water and gets the most sun exposure on the south and west faces.
  • Oil-canning that gets worse over one or two seasons. A panel that was flat and is now visibly wavy can mean the panel itself is losing tension, often from thermal stress or an installation issue. It’s cosmetic sometimes, but worth a look.

Replacement Cost & What’s Included

A remodeled living room with built-in shelves around the fireplace

Here’s what CGI roofing work costs in Fresno right now, broken out by the part that failed:

  • Fastener replacement (spot or full field): $400 – $1,800 depending on square footage and whether we’re replacing every fastener or just the failed ones.
  • Closure and flashing replacement: $600 – $2,500. This covers eave closures, ridge closures, and wall or valley flashing in the affected area.
  • Panel replacement (matching a damaged section): $2,500 – $8,000. The spread depends on how many panels, the profile, and whether we can match the existing color or need to coordinate a close match with your paint.
  • Full CGI roof replacement: $8,000 – $20,000. This is the range for a typical Fresno single-family home, depending on square footage, roof complexity, and the CGI profile you choose.

Every quote we write includes parts, labor, and clean-up. We give you the written price before any work starts, and it does not change once the crew arrives unless you ask for additional scope. The workmanship is covered under our 365-Day Done Right Promise: if it’s not done right after the job is complete, we make it right.

DIY or Call Us?

There are two things a Fresno homeowner can safely check before calling us. First, look at the fasteners from the ground with binoculars. If you see screws sitting proud of the panel or washers that look cracked around the edges, that’s your answer. Second, check the closures at the eave edge with a flashlight. If they crumble when you poke them, they’re done. That’s the full safe diagnostic list.

What you should not do is get on a metal roof without proper equipment. Metal panels are slippery even when dry, and a fall off a single-story Fresno roof is a serious injury. Replacing fasteners also requires knowing the torque spec for the panel profile and using the right washer size for the existing hole. Over-tighten a fastener on CGI steel and you’ll dimple the panel and start a leak that wasn’t there before. Graham Stein has been handling this kind of work for going on twenty-six years, and the rule on our crew is simple: write it down before anything comes off the truck. Call (559) 540-8453 and we’ll come look at it the right way.
