James Hardie Windows & Doors: The Fresno Owner’s Guide

If you have a James Hardie exterior and a window or door that has failed, you don’t need a lecture on fiber cement. You need a straight answer. We install James Hardie-compatible windows and doors in Fresno, and a typical replacement runs $900–$2,800 per opening installed, depending on the unit, the flashing work, and what the existing trim looks like once we open it up. Most Fresno homeowners discover the problem the same way: a window that suddenly won’t latch, a door that scrapes the frame after a hot summer, or paint bubbling at the sill where water has been getting in quietly for a while.

Here’s the part most websites skip. James Hardie does not manufacture windows or doors. They make the siding, trim, and soffit. The windows and doors in a James Hardie-clad Fresno home are usually from Milgard, Jeld-Wen, Andersen, or a similar manufacturer, and they are installed with James Hardie trim around them. What fails is almost always the window or door unit itself, or the flashing and sealant integration between the unit and the Hardie trim. That distinction matters, because fixing the trim without fixing the unit is a waste of your money. We’ll get into how to tell below.

Which James Hardie Models This Applies To

A remodeled living room with built-in shelves around the fireplace

This applies to every James Hardie product line we see on Fresno homes: HardiePlank lap siding, HardiePanel vertical siding, HardieShingle, HardieTrim boards, and HardieSoffit. The trim profiles matter most at window and door openings. Most Fresno homes built in the last fifteen years use either the 3.5-inch or 5.25-inch HardieTrim around openings, and a handful use the 7.25-inch profile on newer builds. Before we touch anything, our crew confirms the trim width with a tape measure and matches the new trim to the existing elevation, because a 3.5-inch replacement next to 5.25-inch original trim looks like a patch job no matter how well it’s painted.

As for the window or door unit itself, the right move is to read the label. Every manufacturer etches or prints an ID on the spacer bar of the glass, or on a sticker on the door edge. That label tells you the manufacturer, the glass package, and often the date of manufacture. If the window came with the house and the label is gone, a photo of the corner joint and the locking mechanism usually tells us what we need to know. We are an independent Fresno contractor, not affiliated with James Hardie, which means we can source the OEM unit or a quality aftermarket equivalent and tell you honestly which one is worth buying for your situation. For Hardie trim specifically, we use HardieTrim and HardiePlank from local Fresno suppliers, never a mystery-brand cement board.

Signs Your James Hardie Windows & Doors Are Failing

  • The window won’t latch, or latches but feels loose. This usually means the sash has warped or the keeper has pulled loose from the jamb. In Fresno’s summer heat, vinyl sashes on the west side of a house can move enough that the latch misses by a quarter inch.
  • The door scrapes the threshold or jamb at the top corner. Doors settle with the house. If the scrape appeared in one season, the hinge screws have likely loosened or the door slab has absorbed moisture. If it has scraped for years, the rough opening may have settled and the door needs to be re-shimmed.
  • Paint is bubbling or peeling at the bottom corners of the window trim. Water is getting behind the HardieTrim. This is the failure we see most often in older Fresno neighborhoods like Tower District, where older flashing details give out gradually and the damage shows up as paint failure first, wood rot behind it.
  • You feel a draft in winter or heat radiating through the glass in summer. The weatherstripping has compressed, the glazing bead has failed, or the unit was a builder-grade single pane to begin with. Fresno’s 100-degree days make a failed seal obvious fast.
  • Condensation or fogging between the glass panes. The insulated glass seal has failed. This cannot be fixed by wiping the glass. The unit needs to be replaced. On a Hardie-clad home, we replace the unit and re-flash the opening so the new window ties into the existing water management system.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

In Fresno, expect to pay $450–$1,200 per window for a standard single or double hung replacement with new trim and flashing, and $900–$2,800 per door, depending on whether it’s a slab swap, a pre-hung door, or an exterior door with sidelights. Exterior doors with multiple panels or custom glass run higher. Here’s the line-item breakdown we give before we start:

  • Window unit (single or double hung, varying glass packages): $250–$700
  • New HardieTrim around the opening, primed and painted: $100–$300
  • Flashing, sealant, and weatherproofing: $75–$200
  • Labor and clean-up: included in the installed price

What drives the spread? Access matters. A ground-floor window with clear scaffolding access is a straightforward swap. A second-story window on a two-story Fresno home with stucco below means ladder work and more care with cleanup, and that shows up in the labor line. The age of the home matters too. In Tower District, we regularly open up walls and find plaster returns and old-growth framing that require a slower, more careful install than a 2015 tract home would. Every quote we give is a written price before any work starts, and it includes shoe covers, drop cloths, and a photo of the clean-up before the crew leaves.

DIY or Call Us?

Some checks are safe for any homeowner. You can look at the label on the glass, test the latch, check for visible gaps in the caulking, and run your hand along the trim to feel for soft or bubbled paint. That helps you describe the problem to us on the phone. What we don’t recommend you attempt yourself is pulling the window or door unit out of a Hardie-clad opening. The trim cuts need to be square, the flashing needs to lap in the right order, and a missed step puts water inside your wall where you won’t see it for years. This is not a high-tension part like a garage spring, but it is a water-management system, and in a climate with Fresno’s wet winters and bone-dry summers, a sloppy flashing job gets expensive slowly and quietly. Write down what you’re seeing before you call. We’ll come look at it, tell you what it needs, and hand you a written price before anything comes off the truck.
