Unilock Home Additions & ADU: The Fresno Owner’s Guide
Home additions and ADUs in Fresno typically run $45,000 to $130,000 for a full build, and we install and finish them with Unilock-compatible foundations, hardscape transitions, and exterior details. Most Fresno homeowners reach out when an existing addition has settled oddly or a planned ADU needs site work matched to Unilock pavers already on the property. The common thread: someone tried to save money on the foundation or the transition detail, and now the Unilock surface tells the story.
We are not affiliated with Unilock. We are a general contractor that works around their products every week in Fresno, and we write the scope down before anything comes off the truck.
Which Unilock Models This Applies To

Unilock is a hardscape and paver manufacturer, not an addition or ADU manufacturer. When we say “Unilock home additions” in Fresno, we mean the concrete, foundation, and hardscape work that ties a new structure into an existing Unilock paver patio, walkway, or driveway. The Unilock product lines we see most often in Fresno yards are Beacon Hill, Brussels Block, and Richcliff. Each has different bedding depth requirements, and that matters when a new addition changes drainage patterns or load paths.
Here’s the compatibility gotcha: Unilock pavers sit on a compacted base that tolerates very little differential settlement. A home addition that adds a roof and gutter line changes where water lands next to those pavers. If the addition’s downspout dumps onto the paver edge, the base washes out within two or three Fresno winters. We catch this in the plan phase by adjusting paver slope or adding a drainage channel. It’s the kind of detail that gets skipped when a foundation sub and a hardscape sub never talk to each other.
The OEM-vs-aftermarket question doesn’t apply to Unilock products directly. But matching new Unilock pavers to existing ones does. Colors vary by production run, and a paver laid ten years ago has weathered. We pull from Unilock’s current palette and, where a close match isn’t available, we blend old and new pavers across the transition so the difference reads as intentional rather than patched.
Other brands we work alongside in these projects include KraftMaid cabinets, Cambria countertops, and Silestone surfaces when an ADU includes a kitchen or bath.

Signs Your Unilock Home Addition or ADU Is Failing
- Pavers sinking or tilting near the addition’s edge. The foundation or the paver base wasn’t compacted to match, and the sharper angle between the two means water has been undermining the base. Fresno’s clay soil expands and contracts, and a poorly compacted edge is the first place it shows.
- Water pooling against the new wall after rain. The addition’s grade didn’t slope away from the structure. Fresno doesn’t get many heavy rain days, but when they come they expose grading mistakes fast. The paver line adjacent to the wall should fall at least a quarter inch per foot for six feet.
- Door from the addition sticks or won’t latch in summer. This is slab movement. The addition’s slab is settling at a different rate than the old house. If Unilock pavers butt directly against the slab edge, they can’t absorb that movement the way a flexible joint would.
- Cracking in the Unilock band where it meets a new walkway. The transition detail was poured as a rigid edge instead of a flexible one. When the addition shifts, the paver edge cracks because it was the stiffest thing in the line.
- Efflorescence, a white chalky film, appearing only on pavers near the new build. Water from the addition’s roof or hardscape is carrying salts into the Unilock surface. It means drainage was routed through the paver base instead of away from it, which shortens paver life noticeably in Fresno’s summer heat.
Replacement Cost & What’s Included

In Fresno, a home addition ranges from $45,000 to $130,000. An ADU construction runs $90,000 to $220,000. Garage conversions fall between $30,000 and $80,000. If the scope is only Unilock-related correction, such as re-bedding a paver band, replacing a failing edge, or re-grading the drainage beside an existing addition, that work typically falls between $3,500 and $11,000 depending on square footage and whether we’re resetting pavers or sourcing new ones.
What drives the range: the size of the addition or ADU, the condition of the existing paver base, whether we’re matching existing Unilock product or blending a new color line, and whether the drainage fix requires trenching or just re-sloping. Every scope includes a written price before work starts. You will know the paver count, the base material, the drainage detail, and the labor hours before you sign. There are no change orders that show up after the crew arrives. The 365-Day Done Right Promise covers the finished work: if it isn’t right, we make it right.

There are things you can safely check yourself. Walk the paver line after rain and note where water stands. Look for gaps opening between the paver edge and the slab. Mark the low spots with a level if you have one. That gives you a clear picture of what’s happening and a useful list to hand to whoever does the work.
What you should not do yourself is pull up Unilock pavers next to a foundation or lift and re-bed a settled section under a roofline. The base compaction under an addition’s edge is load-bearing. Get it wrong and the pavers will shift again, and the door that sticks in summer will stick worse. Foundation drainage is a different order of problem than a paver patio, and a wrong guess costs more than the original issue. FAQs

A correctly installed Unilock paver surface lasts 25 to 40 years in Fresno, with the base and edge details being the thing that decides where in that range you land. UV exposure fades color gradually over time, and our dry summers mean salt and mineral deposits from hardscape runoff show more quickly than they would in a wetter climate. If the base was compacted properly and drainage was routed correctly, the pavers themselves are rarely the first thing to fail.
Usually yes. Most Fresno repairs involve lifting the affected pavers, re-compacting the base, correcting the slope, and relaying the same pavers if they aren’t cracked. If the problem is drainage from a downspout, we fix the drainage first, then reset the pavers. Full replacement is only needed when pavers are cracked through or when a color match becomes the reason to blend new product in. Call (559) 540-8453 for an exact read on what you’re dealing with, and the estimate is free.
Most ADUs take five to nine months from plan approval to final walkthrough. Home additions vary by size, but four to seven months is a reasonable expectation once permits are in hand. If the Unilock correction is the only scope, it’s often a two-to-five-day job depending on square footage and how much base material has to be removed. We’ll put the timeline in writing as part of the estimate so you can plan around school schedules and pet routines.
We don’t stock Unilock product in a warehouse, but we order directly through the local Unilock distributor serving Fresno and the Central Valley, which keeps lead times short and color options current. Base material, drainage components, and joint sand are standard items we bring on the truck. If your job needs a specific Unilock color or series, we confirm availability before we give you a start date. Call (559) 540-8453 and we’ll walk through what your project needs.
