PGT Home Additions & ADU: The Fresno Owner’s Guide
A PGT home addition or ADU in Fresno typically runs $45,000 to $130,000 when built as a permitted, code-compliant project with a written scope and named materials. We install and finish these projects year-round, and the parts that matter most, windows, exterior doors, sliding glass units, and hardware, stay aligned because we use PGT’s own sizing and flashing details rather than adapting whatever is on the shelf. Most Fresno owners call us when an existing addition or ADU starts showing gaps at the roofline, door sashes that drag, or window glass that has lost its seal and fogs between panes.
If you have a PGT product in a failing home addition or ADU, the fix usually isn’t the glass. It’s the way the part was framed, flashed, or measured in the first place. We sort that out by checking the original opening against PGT’s specifications for the series you have, then writing the correction down before anything comes off the truck. Call (559) 540-8453 and we’ll schedule a visit, look at the part, and give you a written price.
Which PGT Models This Applies To

PGT builds several window and door series that show up in Fresno additions and ADUs: the 500 Series vinyl, the 700 Series aluminum, and the WinGuard impact-rated line, which matters if your ADU sits in a wind-borne debris zone or you want the insurance discount that comes with impact-rated openings. Each series uses its own frame depth and glazing pocket, so a sash from a 500 Series will not slide into a 700 Series frame even if the rough opening looks similar.
The reliable way to identify your PGT part is the small sticker or etch on the frame corner or glass edge: it lists the series number, the production date, and sometimes the glass package code like “IS” for insulated or “LG” for laminated. If the sticker is gone, a measurement of the visible glass and the frame rail width usually narrows it down. We stock some common PGT-compatible hardware and seals on the truck, and when we need a full sash or frame section, we order using the series number so the replacement matches the original performance, in Fresno heat that means low-E coatings facing the correct direction and argon fills that are still sealed.
Aftermarket parts do exist for PGT openings, but for anything load-bearing or weather-sealed, like a sliding door track or a window sash, we recommend OEM or a PGT-specified equivalent. A generic roller or a slightly thinner weatherstrip installs quickly and fails in two Fresno summers. That’s a false economy on a $45,000-to-$130,000 addition.

Signs Your PGT Home Additions & ADU Is Failing
- Sliding glass door drags or jumps the track. The rollers under a PGT sliding door wear unevenly in Fresno dust, and once one roller flattens, the door weight lands on the frame instead of the wheels. Continuing to use it scores the track and turns a roller replacement into a track-and-panel job.
- Fog or condensation between window panes. That means the insulated glass seal has failed and the argon or krypton between the panes has escaped. It’s not cleanable, and the window loses more of its thermal performance every month, especially in Fresno’s July afternoons.
- Water staining at the bottom corners of windows or the door threshold. PGT frames include weep holes to drain water. When those get painted over, caulked shut, or blocked with construction debris from the original addition, water pools in the track and migrates into the wall cavity.
- Doors that were fine in winter but stick in summer. A PGT vinyl frame expands and contracts with temperature, and Fresno’s 100-degree swings in a single week expose framing that was installed too tight to the rough opening. The door isn’t warping; the rough opening is too small for the product’s specified clearance.
- Caulk and flashing pulling away consistently, even after re-caulking. When flashing peels or sealant keeps splitting at the same joint, the framing beneath is moving more than the PGT product allows. That movement usually traces back to an improperly sized header or a missing shear panel from the original addition build.

AfterReplacement Cost & What’s Included

For a failing PGT opening inside a Fresno home addition or ADU, the repair typically falls between $800 and $6,500 depending on whether we’re replacing rollers and weatherstripping, re-flashing and re-sealing the rough opening, or taking the opening down to the studs and installing a new PGT-compatible unit. If the failure has spread into framing or drywall, the cost can reach further into the full addition repair range of $45,000 to $130,000, but we don’t find that much damage from a window seal or a door roller unless the problem has been ignored for years.
Every quote we write for Fresno includes the parts, the labor, the flashing and sealants, the haul-away of the old unit, and a written price before anything starts. We don’t hand you an envelope number and then discover extras on day two. If the job changes because the wall framing turned out to be worse than expected, we stop, walk you through what we found, and give you a revised written price before we cut anything. The 365-Day Done Right Promise applies to PGT part replacements just as it does to our full remodels.
See pricing for related work: kitchen remodel $14,000 – $45,000, bathroom remodel $9,000 – $28,000, garage conversion $30,000 – $80,000, and full ADU construction $90,000 – $220,000.
DIY or Call Us?
Some things are safe to check yourself. You can clean PGT weep holes with a soft brush and warm water, vacuum the track, and note where the door drags or where the water stain starts. Write those observations down. That’s genuinely useful when we arrive.
After that, most of this work is not a weekend project. PGT sashes are heavy, and a vinyl or aluminum frame under tension can release in a way that sends a corner into drywall or into a hand. Sliding door panels weigh more than they look, and when they come off the track, they want to keep going. If your part involves a gas-filled sealed unit, a laminated impact panel, or anything that requires a ladder around the roofline of an addition, we’d rather you call us. We’ll bring the right rollers, the right sealant, and the right shims, and we’ll protect the floor and the threshold while we work. Call (559) 540-8453 and we’ll put it on the calendar.
FAQs

PGT vinyl and aluminum frames generally last 20 to 30 years in the Central Valley if the original installation kept the rough opening clearances correct and the weep holes open, but the moving parts, rollers, locks, and weatherstripping, usually need attention every 5 to 8 years under Fresno sun and dust. The frame can outlast the hardware, so we replace hardware before anyone replaces the whole window. Call (559) 540-8453 and we’ll take a look.
Rollers, weatherstripping, locks, and weep-hole blockages can almost always be repaired, and a fogged insulated glass unit can often be swapped for a new matching sash without tearing out the frame, but a bent track, a warped frame from an undersized rough opening, or a flashed joint that has leaked into the wall usually requires replacement work. We’ll tell you which one you have and show you the damaged part before we quote it.
A roller, weatherstrip, or lock replacement takes under two hours in most Fresno homes, and a full sash or sliding door panel swap typically takes half a day. If we’re re-flashing or correcting the rough opening, that’s a full day or more, and we’ll tell you before we schedule it, not the morning of.
We stock common PGT-compatible rollers, weatherstripping, locks, and sealants on the truck, and for full sashes or a specific hardware finish we order directly with the series and size information from your unit. Ordering a specific part usually adds three to five business days in Fresno, and we’ll note that timeline on your written quote.
This parts page covers PGT openings. We also work with KraftMaid, Cambria, and Silestone products on the interior side of additions and ADUs, giving Fresno homeowners named-brand options whose warranties travel with the finished project. Call (559) 540-8453 for a free estimate, and you’ll get a written price before any work begins.
