IKO Bathroom Remodeling: The Fresno Owner’s Guide

We stock and install IKO-compatible bathroom remodeling parts and materials across Fresno, with most full bathroom remodels running $9,000 to $28,000 depending on the scope of what failed and what you want upgraded while we’re in there. That range covers everything from replacing a leaking IKO shower pan and surrounding waterproofing to a complete gut-and-rebuild with new fixtures, tile, and cabinetry. Most Fresno homeowners discover IKO components are failing when they spot water staining on the ceiling below a second-floor bathroom, or when grout lines stay dark and damp days after a shower.

Which IKO Models This Applies To

IKO’s presence in bathrooms comes primarily through their waterproofing and roofing membrane lines that get adapted for wet-area underlayment, as well as contractor-grade tile backer and shower pan systems that have cycled through several series names over the years. The compatibility gotcha we see in Fresno homes built between roughly 1998 and 2012 is that the IKO underlayment installed then was often a modified bitumen sheet rated for intermittent moisture, not the continuous submersion a shower pan endures. Newer IKO shower systems use a composite membrane with a fleece backing that bonds directly to thin-set, and those hold up far better in our hard-water conditions.

When identifying what you have, look for the manufacturer stamp on the exposed edge of the underlayment or on the back of a loose tile. If the stamp is faded or the membrane has delaminated into a crumbly black layer, you’re dealing with an older generation. For OEM versus aftermarket on IKO bathroom materials specifically: the OEM membrane carries a manufacturer-backed warranty but can take two to three weeks to source. Quality aftermarket equivalents from Schluter or similar spec-level manufacturers are often on our shelf or available within days, and they meet or exceed the performance of older IKO formulations. We’ll show you both options with written pricing before any work starts.

Signs Your IKO Bathroom Remodeling Is Failing

  • Persistent musty smell that cleaning doesn’t fix. This usually means water has penetrated the IKO membrane and is sitting in the subfloor or wall cavity. Once that smell sets in, the moisture has been there for weeks, not days.
  • Dark or discolored grout lines that stay wet-looking after the shower dries. The membrane behind the tile is no longer shedding water properly, and the grout is wicking moisture from behind. Re-grouting won’t solve it; the waterproofing layer has already failed.
  • Tile that sounds hollow when tapped or feels loose underfoot. The bond between the tile and the IKO underlayment has broken down. This is more common in Fresno’s clay-soil homes where foundation settling adds stress to bathroom floors.
  • Ceiling stain or bubbling paint in the room directly below the bathroom. Slow leaks through a failed pan or membrane travel down and show up as a coffee-colored ring. By the time you see it, the leak has been active for a while.
  • Cracked caulk at the tub or shower base that reappears within a month of re-caulking. The substrate is flexing because moisture has softened the underlayment. Caulk is a bandage at this point, not a fix.

Replacement Cost & What’s Included

A remodeled hall bathroom with patterned floor tile and painted walls

A full IKO bathroom remodel in Fresno runs $9,000 to $28,000. On the lower end, you’re looking at a straightforward replacement of the failed waterproofing, new shower pan or tub surround, mid-range tile, and basic fixtures in a smaller bathroom. The higher end reflects larger bathrooms, moving plumbing lines, custom tile work, zero-threshold showers with code-compliant drainage, and higher-end fixtures from Kohler or Moen.

  • Waterproofing membrane replacement only: $3,500 – $8,500 (includes demo, new membrane, tile reinstall)
  • Small bathroom remodel with new shower system: $5,000 – $12,000
  • Full bathroom remodel with tub-to-shower conversion: $9,000 – $20,000
  • Complete gut remodel with moving plumbing, custom tile, new vanity: $20,000 – $28,000

Every quote is a written line-item price before we touch a tool. The number on that page is the number you pay. We don’t do change orders that surprise you mid-project. The workmanship on your bathroom remodel is covered by our 365-Day Done Right Promise: if something isn’t right within a year of completion, we come back and make it right.

One thing worth knowing: we don’t give a range and then quietly bill at the top. We show you exactly what the membrane costs, what the tile costs, what the labor costs, and what permits in Fresno will run. Graham Stein writes every scope of work down, and he’ll walk you through it line by line before you sign. Write it down before anything comes off the truck.

DIY or Call Us?

What you can safely do yourself: check the caulk lines, note where water pools after a shower, take photos of any staining, and call us with that information. That helps us prepare before we arrive. What gets dangerous is opening up a wall or floor. Cutting into a failed shower pan means cutting into whatever is behind it: plumbing, framing, possibly electrical that was run through the same cavity. If you nick a supply line behind a wet wall, you’ve turned a $6,000 repair into a flood.

We’re also going to be honest about the dust. Removing old tile and failed membrane creates fine silica dust that isn’t good for kids or pets to breathe. Our crew contains the work area, runs HEPA filtration, and uses quiet tools during nap and school hours where we can. If you want to try the demo yourself to save money, we’ll quote the rest of the job, but most Fresno families tell us afterward they’re glad they didn’t.

Call (559) 540-8453 and we’ll set up a time to look at your bathroom, test the membrane, and give you a written price. The estimate is free, and it comes with a plan, not a pitch.
